In this course, attendees will learn the foundational differences between water rights and water shares and how each affects real estate transactions. Participants will explore what contracts, disclosures, and due‑diligence documents reveal about water use and ownership, and how water rights and shares are properly conveyed. The class will also equip attendees to give clear, accurate instructions to all parties regarding water issues. Additional topics include understanding points of diversion, distinguishing between wells and water rights, and recognizing the practical implications of these concepts in everyday real estate practice.
 

Tucker Hodgson kicked off his journey in title and escrow at Backman Title as an
escrow assistant in June 2000 while juggling studies at Weber State University. His
initial stint in escrow took an unexpected turn when his manager realized he was a
bit clueless, promptly shifting him to the title plant.
Over the next two years, Tucker received a crash course in the business from
Backman's title department. This education covered everything from practical
tips, like leaving your pocketknife in the car at the district court, to more profound
subjects such as property rights, diligence & disclosure requirements, abstracts,
lien theory, and title insurance.
Armed with some experience, and a degree in Technical Sales from Weber State,
Tucker returned to the escrow side of the business at Backman's Bountiful office
and provided marketing, title, and escrow support for their busy teams. Against
his will Tucker became an escrow officer so he could help his clients with their
countless closings.
In 2007, Tucker became licensed continuing education instructor. Since then, he
has contributed over 1,800 hours of free education for Utah Realtors at more than
900 events. His diverse curriculum spans topics like RESPA/TILA reform, corporate
& private entities, probate, easements, boundary line agreements, HOA & CC&R’s,
new construction, foreclosure, data security, plats & surveys, and water rights.
Currently, Tucker is a shareholder and Vice President/Director of Corporate
Communications & Education. He lends support to Backman's teams, and internal
systems, including title plant, database, website, and social media. He is managing
special projects to modernize systems, develop software, and improve employee
training and retention.
Outside the professional realm, Tucker finds joy in family time, happily being
bossed around by his wife and four daughters.
